Davenport’s Big Transformation: What’s Coming Next

If you’ve lived in Davenport for any length of time, you’ve probably noticed the change. New neighborhoods popping up, more traffic on familiar roads, and construction cranes that weren’t there a few years ago. The truth is, Davenport isn’t just growing — it’s transforming.

Polk County currently ranks as the top county in the United States for population growth, and Davenport is right in the middle of that wave. Developers have already proposed more than 17,500 new residential units within city limits. That’s a staggering number for a community that not long ago felt much quieter. National builders like D.R. Horton and Lennar are actively building to keep up with demand that continues to outpace supply. As of early 2026, the median home price in the area has climbed to around $385,000.

What’s driving a lot of this interest is improved access and convenience. The ongoing I-4 expansion is expected to cut down commute times to Orlando and Disney, making Davenport an even more practical place to live for people who work or play in those areas. On the commercial side, Elevation Development is moving forward with the Shoppes at Citrus Ridge, a mixed-use project that will bring an Aldi, a Marriott extended-stay hotel, and a Planet Fitness. Publix is also planning a larger store off U.S. 27, and Posner Park is expanding by about 100 acres to make room for more big-box retailers and restaurants.

Residential options are becoming more varied too. Near the Polk-Osceola line, the $170 million Visions Resort and Spa is focused on short-term vacation rentals. Meanwhile, SAR Industries is looking at a 24-acre site off Ernie Caldwell Boulevard for a possible 240-unit apartment community. These projects show that Davenport is attracting both traditional homebuyers and investors.

The city is trying to keep up with the growth on the public side as well. Investments are going into the Lewis Mathews Sports Complex and renovations at Wilson Park. The new Bella Sira Elementary School has already opened to help handle rising enrollment — a clear sign that families are continuing to move into the area.

Growth always brings mixed feelings. Some longtime residents miss the quieter days, while others are excited about new stores, better roads, and more housing options. Either way, the momentum in Davenport is real. The next few years will shape what this community looks and feels like for a long time.
